If you genuinely want the best investment property deals, you must increase your chances by finding more deals. Who is more likely to find a low-cost apartment building: an investor who scans the MLS listings and then calls it a day, or one who uses ten resources? The following are the ten:

1. Communicate. Let people know you're looking, and properties will sometimes come to you. There are so many owners who want to sell but have not yet listed their property.

2. Utilize the internet. Go to any search engine and type in which type of real estate you want to invest in, as well as the city you wish to invest in. You never know what you'll come across.

3. Drive around the neighborhood looking for "For Sale By Owner" signs. Owners frequently do not want to pay regularly to keep the ad in the paper every week, so not all properties will be listed.

4. Look for foreclosed properties. That is a clear indication that the owner does not want to deal with the property. He might sell for a low price.

5. Look for old "For Rent" signs. If they are a few weeks old, please call. Landlords are frequently eager to sell, especially if the units have not yet been rented.

6. Speak with bankers. Buy a foreclosed investment property before it is listed with a real estate agent. Then, you may be able to get it for a lower price.

7. Make a finder's fee offer to someone. Some people always seem to know about the best deals. Such people will come to you.

Eviction notices are number eight on the list. It can be helpful if your local papers publish eviction notices or if you can obtain the information at the courthouse. A landlord who has recently gone through the eviction process is a likely seller.

9. FSBO ads from the past. If you call on two-month-old "For Sale By Owner" ads and haven't sold, they may be willing to negotiate. Unfortunately, owners frequently abandon their efforts while still wishing to sell. Please assist them!

10. Place an ad in the newspaper. "For example, Looking for investment properties to buy" may be enough to generate a few phone calls.
